Where do you buy?

We buy in Marion County and all surrounding counties. We have experience in many areas in central Indiana.

What if my house needs major repairs?

No problem! And no need for you to make any additional repairs. Whatever the condition, we buy the property in As-Is condition. We have encountered many challenges like mold, termites, fire damage and other repair issues. No matter the condition, let us take a look & we can make you an offer!

What if the house has tenants?

Whether vacant or occupied, we can still work with you to purchase the property. Current tenants maintain their tenant rights as per their existing lease. We understand how challenging it can be dealing with problem tenants. We can take both the house & the tenants off your hands.

Do you pay cash?

Yes. Since we pay cash, conventional banks & lending institutions are not part of the transaction. This means that the sale will not be delayed due to bank requirements or delays. And there are no long, drawn out mortgage applications. Depending on the details of the transaction, the sale is often concluded within two to three weeks. The sale is not at the mercy of banks.

Will you require an appraisal?

Since we buy with cash & do not use conventional bank loans to purchase the property. This means we do not require an appraisal. So while we may chose to pay for an appraisal, an appraisal is not necessary for the sale to close.

How is the sale closed?

All transactions are closed with a local title company. The title companies we use are highly experienced in closing all types of real estate transactions. The transaction will be closed as per Indiana’s legal requirements. The title company will remain available to you to answer any questions & to guide you through the process till the sale is complete.

Furthermore, you do not pay closing fees. The buyer pays for the title company closing fees.

What about title issues?

We understand that each transaction is unique & that various issues may need to be resolved.

The title company has the knowledge and experience to resolve title issues that may arise during the transaction, such as property liens, unpaid back taxes, code violations & other title complications. These issues can be resolved so that you can sell your property & move on with your life.

What if I can’t make it to the closing?

As the seller, you have the option of closing in person at the title company’s office or you can close remotely. It’s common for the seller to close by email from a different city, state or even from a different county. The title company will provide clear instructions concerning what information & documentation they require. The entire process can be completed remotely.

What are you fees?

There are no fees or commissions of any kind. We are not realtors & we do not bring a realtor to the transaction. We do not charge any fees or commissions. We work directly with you.

And you, the seller, do not pay closing costs, which puts more money in your pocket at closing!
